What to expect?

What are you looking for?

Appraisal reports can have many intended uses and users. Determining the right product for your purpose is and essential part of the process. Just a few questions from us will help determine what your needs are, the scope of work and report type required to suit your needs and intended use.

Let’s set a date.

Once quote is approved, the admin staff will assign the file to one of our highly qualified appraisers. In most cases this will be followed up by a phone call from one of our appraisers to book a mutually agreeable time to view the property. In cases of a restricted appraisal commonly referred to as either a “drive by” or “desktop”. There isn’t a need to book a viewing and our appraisers will get right to work.

Can we help?

Once we are on the same page, our staff will provide you with a cost breakdown for one of our appraisers to provide the appraisal service. Don’t worry, no pushy sales techniques from us, take you time and get back to us if / when you would like to proceed by simply approving the quote provided.

Show and Tell.

At the scheduled appointment date and time, the appraiser will visit the property to complete the property viewing. At this time we will be gathering all the necessary details about the property to complete the appraisal assignment.

This is includes:

  • photos

  • measurements to determine the size of the home and improvements (e.g., garages, decks, patios, etc.)

  • details about any updates, and renovations (e.g., basement developed in 2021, new deck in 2017, etc.)

All work, and no play.

After we complete the viewing, we will head back to the office where we get down to business and generate the appraisal report. This work includes entering all the details about the home we gathered at the viewing, and complete the required research to identify and report the value of the home.

Sounds easy right? Well not exactly, we are bound by the Uniform Standards of Professional Appraisal Practice, commonly referred to as “USPAP”, which outlines ethical and performance standards when completing appraisal services, in addition, we are bound by the policies and bylaws outlined by the Canadian National Association of Real Estate Appraisers or “CNAREA” which all of our appraisers a members of. Strict adherence is essential to providing credible and reliable appraisals, which is the only way we operate.

Report delivery and follow up.

Having completed the necessary analysis and completed the report, you will be notified the report is completed. After payment is received we will provide you with a copy of the completed report.

After giving you time to digest we will follow up to ensure you have received the report and have no additional questions or concerns. There is no deadline to submit your questions, we are happy to help even long after you have received your report.
