Our Services

Not every appraisal is used for the same purposes, and as such the appraisal industry has different appraisal reports to suit different needs. We offer several different products which include: “Full appraisal”, “Drive-by”, “Desktop” and “Market rent”

“Full Appraisal”

This is the most used appraisal report type. This report includes most detail in a form appraisal report and when we are not in a pandemic, requires a physical inspection of the home by the appraiser. The final report will include specific market value, and no less than two of the three approaches to value. This is the gold standard for most intended uses and users.

“Drive by” and “Desktop”

These are less used, however, have their place. These reports generally have much less detail in the than the “full appraisal” reports, and includes a market value range not a specific value. These report are completed with the use of 3rd party data in relation to the subject property (generally active or recent Realtor listing). The appraiser will NOT complete interior viewing. In the case of a “drive-by” the appraiser will view the property from the exterior without stepping foot on the property. In the case of a “desktop” no viewing of the property at all.

“Market Rent”

This report is completed for the purpose of determining the expected rental income of a property. A “market rent” can be completed as part of an appraisal report or as a stand alone report. In the case of a stand alone report the market value of the home is NOT included in the report and only the expected rent is determine and provided in the report.

    Appraisals are an essential part of most mortgage financing approvals in Canada. We have completed appraisals for all the major banks, countless lenders, credit union, mortgage insurance companies, and mortgage brokerages over the past nearly 20 years. 

  • Buying and selling

    As previously mentioned, appraisals are essential to most mortgage financing approvals, this includes when purchasing a home, however, it has become more common to list without a realtor. In this case knowing what the house is worth prior to making an offer, or what you should reasonably expect to sell their house before listing on the open market can be through the use of an appraisal. 

  • Legal proceedings

    This is generally not a time when our clients are most excited for the need of our services, and we understand that. Our staff is professional and able to provide assistance in these more difficult times as well. Over the years we have completed countless appraisals for divorce, bankruptcy, foreclosure, civic litigation, and estate settlements.

  • Estate planning and Settlement

    I’m sure you’ve all heard the Benjamin Franklin quote which says “in this world nothing can be said to be certain, except death and taxes”. Appraisal services can help ensure the estate had the proper documentation in relation to the value of the real estate for planing or estate settlement.

  • Tax Assessment Disputes

    In Alberta, property assessment is the method used to distribute the tax burden among property owners in a municipality. You might believe your property has been unfairly assessed by your municipal tax assessor and as a result want to appeal your assessment. An appraisal is a great piece of evidence to support your argument and can assist in lowering your yearly tax bill.

  • Relocation Services
